Commercial door repair and maintenance
Sectional doors, rolling steel, high-cycle springs, commercial operators and dock equipment. Scheduled inspections catch the failures that would otherwise take a bay down mid shift.
What we service
If it is an opening in a commercial building, we work on it.
- High-cycle springs and cables
- Sized to how often the door actually runs rather than the minimum that fits the opening. A door cycling forty times a day is a different specification from one cycling four.
- Commercial operators
- Jackshaft and trolley units, sheared keys, failed couplings, reducers and controls, on doors of any age.
- Rolling steel
- Curtains, guides, bottom bars and slats, including doors that came off after an impact.
- Dock equipment
- Levellers, seals and shelters, so the whole dock position works rather than just the door.
- Preventative maintenance
- Scheduled visits with a written report every time, so facilities and safety have documentation and you see problems before they stop production.
What we look for on a maintenance visit
The failures that give warning, and the paperwork that comes with catching them early.
Inspected every visit
- Spring cycle wear and cable fraying at the drum
- Track alignment, roller and hinge condition
- Operator brake, limits and control function
- Photo eyes, safety edges and reversing behaviour
- Bottom seal, guides and the condition of the opening itself
- Anything showing impact damage from traffic
What happens on the visit
- A written report after every visit, filed for safety and facilities
- Findings ranked by what will stop production and what can wait
- Quotes for the work that needs doing, so it can go on a PO
- Recommendations on cycle counts if a door is undersized for its use
- A schedule that fits your shifts rather than ours
Facilities questions
Do you service rolling steel and dock equipment?
Yes. Sectional doors, rolling steel, high-cycle springs, commercial operators and dock equipment. If it is an opening in a commercial building we work on it.
Do you leave documentation after a service visit?
Yes. Every commercial visit leaves a written report of what failed, what we did and what we found that will need attention, so facilities and safety have it on file.
Can maintenance work go on a PO?
Yes. Scheduled work is quoted in advance, and anything found during a visit is quoted before it is carried out.
How often should a commercial door be inspected?
It depends on cycles rather than the calendar. A dock door running constantly wants attention several times a year, a rarely-used shop bay far less. We will tell you what your cycle count justifies.
Our fire door dropped. Can we reset it ourselves?
It needs to be reset properly and drop-tested rather than lifted back into place. Call us and you get the test documented for your file.

Set up a schedule before a door sets one for you
Every emergency call we run on a commercial door had warning signs that a scheduled visit would have caught.
